Two contiguous vacant parcels totaling approximately 3,500 square feet on the southern slope of Bernal Heights, with San Francisco Planning approval granted October 22, 2026, for six residential units under SB 423. The approved concept features two separate three-story buildings, each containing two primary residences and one accessory dwelling unit (ADU). The plans show two-bedroom layouts, private outdoor terraces providing at least 125 square feet of usable space per residence, and contemporary architecture with wood siding, stucco, and generous windows. The project responds to the steep hillside setting through terraced outdoor areas and individual entrances. Building permits and applicable pre-construction requirements remain outstanding.
